Magna Park Lutterworth: UK and Europe’s largest dedicated logistics and distribution park.

Covering over 1400 acres, Magna Park Lutterworth is situated in a location, bounded by the M1, M6 and M69 motorways, widely known as the “Golden Triangle”; this part of the UK is the first choice for logistics due to its strategic position in the centre of the country.

Magna Park Lutterworth is widely acclaimed within the industry for setting new standards in terms of design, environmental management, sustainability, occupier efficiency, and local job creation. The Magna Park concept is GLP’s blueprint for the development of successful large-scale logistics parks around the world, including our second UK-based Magna Park logistics park at Milton Keynes.

Home to 36 different tenants, occupying over 11 million SQ FT of sustainable floor space across 46 buildings, the greater Magna Park Lutterworth site is GLP’s flagship UK development and is recognised at the UK and Europe’s largest dedicated logistics and distribution park.

At the heart of our vision is sustainability, education, research, innovation, well-being, and recreation, all within a dedicated logistics cluster. Our ambition is to pioneer a unique environment that works in harmony with local communities whilst maintaining its status of being of national significance to the UK economy.

Community

As developer and owner of Magna Park Lutterworth and in response to its on-going expansion, GLP is committed to support the community and local voluntary organisations to deliver local projects within the geographical area surrounding Magna Park.

To this end, GLP has established a series of Community Funds, which form an important part of our corporate social responsibility and is entirely on a voluntary basis.

Wellbeing

With community wellbeing at the forefront of what we do, within the park we have developed a wide range of amenities for our tenants including bridal paths, walking and running routes, lift share opportunities, public transport routes, onsite 24 security, dedicated estates management team, private roads, biodiversity areas, wetlands and meadows.

GLP recognise the importance of placemaking and providing a great environment for the employees of the park and nearby residents. Magna Park Lutterworth provides much more than a traditional logistics park with a 200-acre country park under construction and truck park including restaurant and café, for customers and the local community to use and enjoy.

Country Park

Magna Park Lutterworth is set in a fully landscaped, parkland environment with stringent measures in place to preserve natural habitat and wildlife. Much of this space is open for public use and enjoyment, as well as providing recreational space for those working at the park.

Attractive work environment

The park is a blueprint for future logistics space; rather than being a barren, concrete, industrial area, it is intended to blend with its surrounding environment and offer benefits to occupiers, local communities and the natural world.

Running routes

Both paved and natural running routes are available across the park.

Footpaths and bridle paths

Alongside running routes, a wide range of footpaths and bridle paths lead across the 200 acres of parkland.

Environment

Magna Park presently combines working needs of development parcels and its infrastructure with large areas of greenery, water bodies, and meadows to create an environment that visually integrates the buildings but also sustains people’s spirit through the contact with nature as well as their physical needs. We wish to develop this concept in line with the latest principles on green infrastructure and twenty-first century environmental design strategies to create a sustainable logistics-centred development that combines the best approach to place-making.

Over the coming years we will continue the delivery of our vision to create an exemplary and truly green logistics park; a carefully integrated and enduring place with spaces for wildlife, people, agriculture, innovation, education, recreation and play spaces, and open spaces to engage with the wider countryside and immerse oneself in nature.

Bee hives

As part of our G-Hive initiative, we use the services of The Honeybee Man Ltd to install apiaries across the park, maintain the health and welfare of the bees, and produce honey.

Tree planting

We run tree planting initiatives with local communities, including the dementia centre and tenants of the park. We have already planted over 1 million trees across the country parks.

High levels of biodiversity

Over 1 million sq m of habitat have been created, including 61.95 hectares of woodland, 26.60 hectares of wildflower meadow, and 8.16 hectares of wetlands and open water.

Facilities

Magna Park represents GLP’s pioneering and leading logistics hub. We continue to deliver on our vision to create a unique logistics ecosystem that not only provides a desirable home to 36 different blue chip businesses but a place of belonging and employment for over 12,000 people over 1,400 acres.

The current masterplan is perceived as an evolution of Magna Park; a very successful model for creating new jobs, integrating sustainable logistics facilities within the landscape, and engaging communities in a way that combines the needs of workers, local residents and visitors and alike.

Maintained private roads

The roads across the park are kept in excellent condition. New asphalt surfaces across the park use 100% recycled road plainings as aggregate to reduce embodied carbon.
