Madrid, 12 June 2025 GLP, a leading business builder, owner, developer, and operator of logistics real estate, now part of Ares Management Real Estate, announces that a fund it manages has completed the acquisition of a 25,500 SQM plot in Getafe, in southern Madrid, and intends to develop a logistics warehouse of approximately 16,000 SQM on the site.

This marks GLP’s first forward purchase in Spain, executed in conjunction with developer MCA, part of the BCM Group. The move consolidates GLP’s presence in southern Madrid and reaffirms its commitment to the region.

The project is anticipated to be completed in the third quarter of 2025. Designed for a single tenant, 7% of the new development is expected to be office space, and there will be large outdoor areas designated for storage and parking, with 124 spaces for light vehicles and 17 for trucks.

Its location—at the intersection of the A-4 and M-50 highways, just 15 minutes from central Madrid and 26 km from the Adolfo Suárez Madrid-Barajas Airport—is one of the asset’s key strengths. The asset is also close to the M-45 highway bypass and the established Gavilanes industrial area, home to major companies including Amazon, Carrefour, Mercadona, and Decathlon.

The building has been designed to meet the highest sustainability standards, targeting BREEAM Excellent certification, and an A energy rating. The project also includes plans for a photovoltaic plant with a peak power capacity of 159 kWp and a transformer station with a capacity of 1,000 kVA, with an initial installed power of 700 kVA, allowing for future upgrades depending on tenant needs.
