Paris, 20 November 2025 – GLP Europe, a leading business builder, owner, developer, and operator of logistics real estate now part of Ares Management Real Estate, announces that it has begun construction of its logistics park in Saint-Witz, with delivery scheduled from August 2026. The project is being built in accordance with BREEAM Outstanding environmental certification standards.
Located within the Terre de Guépelle business park, the site will offer more than 48,000 SQM across two independent, secured buildings of 37,037 SQM and 11,215 SQM, designed around the operational requirements of future occupiers.
The park is strategically positioned within a large consumer catchment, near Roissy and Paris’ Charles de Gaulle Airport, with fast access across the Île-de-France and Hauts-de-France regions, as well as key Northern European economic hubs.
The development is expected to generate 400–600 direct jobs, supporting the local economy.
As part of its sustainable development strategy, GLP Park Saint-Witz is aiming for the Outstanding level of the BREEAM International New Construction certification – the highest standard in environmental performance.
The sustainability strategy takes a holistic approach: using low‑impact materials (including timber frame, low‑carbon concrete and steel) and heat pumps with low‑GWP refrigerants; a high‑performance building envelope and advanced systems for energy efficiency; optimised air quality, acoustics and natural light for user comfort; responsible water management through permeable parking, irrigation‑free landscaping and rainwater harvesting; and biodiversity measures including landscaped habitats, wildlife shelters and protection of natural zones.
Biodiversity is a priority, with 20,000 SQM of natural habitats protected on‑site to support local flora and fauna. Meanwhile, each building is expected to feature rooftop solar PV providing a total on‑site capacity of 6 MWp, with optimised roof coverage delivering around 20% more capacity than typical logistics assets.
Philippe Graziani, Managing Director, Ares Real Estate, said:
“This project delivers a high-performance, responsible logistics space that is fully integrated into its environment. Connected to major Northern European markets, in a market with limited prime supply, it is geared towards addressing strong demand while supporting occupier efficiency and sustainability. With phased completion from Q3 2026, customers will benefit from a highly efficient site designed to optimise flows and meet the most demanding environmental standards.”
