62,000 SQ M of high-quality logistics facilities in a prime location
GLP, a leading investor and developer of logistics warehouses and distribution parks, has completed the development of Units 5 and 6 in Magna Park Berlin-Werder (Havel). The units, built on a speculative basis, offer high-quality logistics facilities totaling 62,000 SQ M. Both buildings have been designed to meet today’s requirement for modern, sustainable logistics warehouses and have been certified as meeting the DGNB Gold Standard.

Sustainable and cost-efficient
Magna Park Berlin-Werder (Havel) is located to the south-west of Berlin, directly on the A10 motorway, the Berlin motorway ring. It thus has a direct connection to the A9 (Berlin-Leipzig) and A24 (Berlin-Hamburg) motorways. Travel time to the A2 (Berlin-Hanover) motorway is only seven minutes. The facility is located 14 kilometres from Potsdam and 30 kilometres from Berlin. It is 157 kilometres from Leipzig, 236 kilometres from Hanover and 280 kilometres from Hamburg.
The two new buildings feature a total of six hall sections. Unit 5, the larger of the two units, offers warehouse space of more than 32,700 SQ M, mezzanine space of 4,800 SQ M, and office and communal areas of 2,100 SQ M, distributed across four hall sections. Unit 6 offers warehouse space of 18,650 SQ M, mezzanine space of 2,400 SQ M, and office and communal areas of 1,655 SQ M. The units are equipped with 52 and 30 dock doors, respectively.
Optimally equipped for a variety of uses
The facility offers a clear height of 10 metres and a sprinkler system mounted at above-average height, with a K factor of 360 according to the FM Global standard. These two features combined give tenants optimal flexibility in their use of the logistics facilities. The K factor is the indicator for water flow.
LEDs, intelligent control elements, the use of daylight and movement sensors form a flexible lighting system that allows tenants to reduce operating costs for the building.
Rainwater is captured on the roof of the facility as grey water for use in the sanitary facilities. Water-saving taps further reduce the use of drinking water.
The main contractor was the Max Bögl construction company, commissioned by GLP. The real estate companies CBRE and BNP Paribas Real Estate were commissioned to handle marketing.
Guiding principle: the circular economy
GLP’s logistics and distribution facilities fulfill the highest sustainability standards for environmentally friendly building solutions. All new developments by GLP in the German market are built in compliance with the strict environmental protection standards of the German Sustainable Building Council (DGNB) and certified as DGNB Gold, at a minimum.
Sustainable facilities from GLP enable lower costs for operation and maintenance. Tenants can achieve competitive advantages by reducing their operating costs and also reduce their CO2 footprint, because sustainable construction allows them to reduce energy consumption, CO2 emissions and water consumption.
The starting point for the entire planning and implementation process for a new GLP facility is the principle of the circular economy, starting with responsible sourcing. Before construction even begins, a CO2 life cycle assessment is generated for the entire life cycle of the logistics facility, including the construction phase. The analysis begins with the assessment of certified, recyclable construction materials and extends to cover transport, construction and operation and the end of the building’s useful lifetime.
