Frankfurt, 26 March 2024 – GLP, a leading global business builder, owner and operator of logistics real estate, data centers and renewable energy technologies, has finalised its redevelopment project in Schifferstadt, with the completion of two logistics buildings with a total area of 54,000 SQM.  Each building has an 8,500 SQM mezzanine floor and 2,000 SQM of office space. The site features parking spaces for 124 cars and 35 trucks.

Like all GLP’s new developments in Germany, the Schifferstadt logistics park was built in compliance with the strict sustainability standards of the German Sustainable Building Council (DGNB) and in accordance with the DGNB Gold Standard.

By recycling construction materials from the previous building on the site and by selecting certified, recyclable new construction materials, GLP has made a significant contribution to the sustainability of the facility by recycling 10,000 cubic meters of materials into the earthworks. A further benefit of recycling this material was to significantly reduce carbon emissions that would have resulted from both manufacturing and transport of new materials.

The park is heated by a sustainable heating system with energy-efficient air-to-air heat pumps. Increased insulation is provided to the roofs and to the facades of both buildings to reduce the amount of energy that is used. And as with all of GLP’s new developments, both building roofs are designed to accommodate the installation of solar PV systems.

The roofs and facades of both buildings feature extensive rooftop greenery. Rainwater lakes were built in the external space to allow sustainable irrigation for the buildings. The communal areas are planted with native trees to help support biodiversity.

Schifferstadt offers eight double charging stations with a total of 16 chargepoints. Further car parking spaces accommodate an additional 11 double charging stations with 22 chargepoints. In addition to this charging infrastructure, both buildings provide covered bicycle shelters with charging stations for electric bicycles.

Other features include additional well being rooms with toilets and showers for truck drivers.

The site is located in the Rhine-Neckar metropolitan region, which is one of the most economically dynamic business locations in Germany, and is situated between the Rhine-Main and Stuttgart urban areas. The area is intersected by both east-west and north-south transport routes and is a sought-after location for logistics and distribution.

Mannheim, only 26 kilometres away, is served by high-speed intercity trains, and two major infrastructure facilities, the combined transport terminal in Ludwigshafen for road-rail transshipment and the Port of Mannheim, are located within a 28-kilometre radius.

Michael Gerke, Head of Development Germany, GLP, comments: “In developing the Schifferstadt logistics park, we placed a high priority on conserving valuable resources by reducing the amount of new construction materials needed. We removed the existing structure and created 10,000 cubic metres of recycling materials which we used in the earthworks of our new park. By reducing the amount of new construction materials, and avoiding the carbon emissions that would have resulted from their manufacture and transport, we are setting new standards for construction”.
