This new development marks Gazeley’s first investment in the Valencia area, and its fifth project in Spain since re-opening its office in Madrid in 2018. The development is targeted at companies in need of a distribution hub in Southern Europe, as it benefits from excellent transport connections across Europe.
The development is intended to comprise three warehouses of 28,000 SQ M, 26,000 SQ M and 26,000 SQ M – all of which will be built-to-suit. The project will focus on having flexibility in design and measurements, which can be tailored depending on the customer’s needs. This includes the possibility of constructing one large 90,000 SQ M warehouse, subject to demand.
The buildings will have a free height of 11.65 M, dock doors at a ratio of 1/950 SQ M, a 35 M yard, as well as a truck park and a car park with safe access to offices. The building will have a BREEAM Very Good certification, reflecting Gazeley’s ongoing commitment to sustainability across its European portfolio.
The development is located 28 KM, or a 30-minute drive, from Valencia city centre. It will benefit from direct access to the V-21 direct highway to the city centre, as well as fast access to the AP-7 highway which runs from Malaga to France, otherwise known as the Mediterranean corridor highway. It is also within close distance from Madrid, Barcelona and Zaragoza.
