We have obtained a zoning permit for the construction of the GLP Bratislava Business Zone. The construction of one of Slovakia’s most modern commercial zones near Bratislava Airport, totalling 130,000 SQM, is set to begin next year, furthering GLP’s plan for the wider construction and development of the area.
The GLP Bratislava Business Zone will consist of five single-storey, low-energy, environmentally-friendly buildings that will make full use of renewable energy sources. The first tenants are expected to start moving in by 2025.
The site will include modern multi-purpose buildings which will provide space for various businesses and offer good connectivity between business and public services in Bratislava. Part of the complex has been designed to be used as sales showrooms, and negotiations are already underway with a number of interested parties. The other buildings on the site may be used for technological development and research or for robotic logistics.
Following the positive planning permission decision, the team are now seeking the required building permit for the proposed development on the former Pharos site. Construction is scheduled to begin by 2024.
Environmentally friendly, modern and of the highest construction standards
The area is expected to be a barrier-free green commercial park that is fully accessible to the public. It has been designed to be sustainable and will include numerous innovative features including electricity generated by rooftop photovoltaic panels, heat pumps, and rainwater reused as utility water. The project will also incorporate intelligent metering and data collection systems to monitor heat consumption and the operation of the building’s equipment. This is expected to significantly reduce operating costs while making maintenance easier.
GLP intends to integrate the entire site into the surrounding development, through a park arrangement open to the public. The buildings will be freely accessible and will feature greenery inside and outside the shopping and leisure area which will also include disc golf and relaxation zones.
GLP priorities the use of greenery, park landscaping and comfort so that premises serve not only customers but also employees and other visitors alike. This approach has attracted major e-commerce companies to other GLP developments: for example, the popular online retailer Alza uses the premises of GLP Park Praha Chrášt’any as a sales showroom and for the distribution of goods.
