GLP is leasing its new 17,500 SQM sustainable logistics building Mannheim 1 to a German commercial vehicle manufacturer.

GLP will provide the tenant with the facilities it requires to commission, package and ship its high-quality products. The most crucial factors in the customer’s choice of Mannheim 1 were the facility’s strategic location and excellent transport connections, along with the sustainable approach that allows the customer to reduce operating costs and carbon emissions.

Designed for carbon reduction and cost savings

Mannheim 1 is a successful example of sustainable real estate development. GLP acquired an existing building with development potential and transformed it into a cutting-edge logistics site without additional soil sealing. Like all of GLP’s new developments in the German market, the logistics facility was built in compliance with the strict sustainability standards of the German Sustainable Building Council (DGNB) and in accordance with the DGNB Gold Standard.

The building is heated by a sustainable heating system with energy-efficient air-to-air heat pumps. As with all of GLP’s new developments in the German market, the building roof is designed to accommodate the installation of a solar PV system.

GLP has also installed charging stations for electric cars as a standard feature of its new developments in Germany, but Mannheim 1 goes further through the creation of a charging infrastructure that includes additional transformer capacity to charge electric trucks.

The building offers state-of-the-art features, with 15 rear unloading gates and five drive-in ramps, three of which are equipped with a canopy for loading and unloading trucks from the side.

The Mannheim 1 logistics centre is scheduled for completion in April 2024.

Strategic location

The site is located in the Rhine-Neckar metropolitan region, which is one of the most economically dynamic business locations in Germany, and is situated between the Rhine-Main and Stuttgart urban areas. The area is intersected by both east-west and north-south transport routes and is a sought-after location for logistics and distribution. The property is within sight of the A656 motorway, while the A6 and A5 motorways can be reached in just a few minutes. The Mannheim city centre is only a 15-minute drive.

Further, there are connections to the European railway network and to inland waterway transport. The Mannheim economic hub is served by high-speed intercity trains. Both the combined transport terminal in Ludwigshafen for road-rail transshipment and the Port of Mannheim, two major infrastructure facilities, are located within 30 minutes of the site.
