Ares Management Corporation (NYSE: ARES) (“Ares”), a leading global alternative investment manager, announced today the completion of the acquisition of a modern logistics portfolio in Poland by Ares Real Estate funds. Financial terms were not disclosed.
The portfolio was acquired from international real estate investment manager, Savills Investment Management (“Savills IM”), which acquired the first asset in 2020. Marq Logistics, which represents Ares’ vertically integrated global logistics real estate platform and is a leader in the development and operation of modern logistics facilities, will manage the portfolio.
The portfolio comprises five logistics assets spanning approximately 284,000 square meters across Poland’s most resilient and popular logistics hubs: Warsaw, Poznan, Upper Silesia, and Szczecin. Developed between 2017 and 2018 to high specifications, the assets are respectively situated near Poland’s main transport corridors, including the S8, S5 and S11 expressways, as well as the A1 and A2 motorways. The portfolio is 94% leased to quality tenants across the e-commerce, retail, manufacturing, and 3PL sectors, representing a diversified and global customer base.
“Logistics is one of our highest conviction sectors and Poland is a market in which we have been investing for over two decades, placing this transaction at the intersection of our differentiated sector knowledge and localized investment approach,” said Daan van den Hoven, Partner and Head of European Logistics at Ares. “Additionally, we are proud to leverage Marq Logistics’ leading capabilities to maximize value and look forward to working closely with our colleagues to deliver for our investors.”
“This disposal represents the successful culmination of our business plan following the acquisition of the portfolio in 2020, when we recognised both its potential and the opportunities offered by the Polish logistics market. Since then, our focused asset management strategy, executed in conjunction with our experienced local team, has strengthened the portfolio and delivered on this vision despite a challenging global environment in recent years. The involvement of Ares reflects the quality of the portfolio and the enduring appeal of the Polish logistics market,” said Evert Castelein, Head of Industrial & Logistics Europe at Savills IM.
Ares Real Estate is one of the world’s most scaled and diversified vertically integrated real estate managers, with more than 700 team members across 44 offices and a portfolio representing more than 740 million square feet.
