BRATISLAVA, 27th September 2022 – GLP, the leading global investment manager and business builder in logistics, digital infrastructure, renewable energy and related technologies, is planning to build one of the most modern commercial zones in Slovakia, located in Pharos near Bratislava Airport*. GLP Bratislava Business Zone will consist of five single-storey, low-energy buildings that will be environmentally friendly and maximise the potential of renewable resources.

GLP has submitted a proposal to the relevant authorities to build a modern multi-purpose complex in the Pharos commercial zone, which will provide space for various types of business. The buildings will have the ability to be used as a sales showroom, for technological development and research, or for robotic logistics.

The project will be energy-efficient, featuring a number of innovative features: electricity will be generated by rooftop photovoltaic panels, heat will be provided by heat pumps, rainwater will be used as utility water, and there will be an intelligent metering and data collection system, for example, to monitor heat consumption and the use of building equipment. The aim is to reduce operating costs to a minimum and facilitate easy maintenance.

GLP intends to carefully integrate the entire site with the surrounding area, incorporating a park which is open to the public. The buildings will be freely accessible and will not be enclosed by fences, and there will be easily accessible green space around the shopping area. Modern technology and CCTV will ensure the safe operation of the park.

Jan Palek, GLP’s country manager for Slovakia and the Czech Republic, commented: „We are keen to demonstrate that commercial and industrial zones can be environmentally friendly. GLP has extensive experience in developing commercial zones using modern technology and innovation, building warehouses with a strong focus on ESG to serve not only customers but also the surrounding area. This approach attracts major companies from the fields of e-commerce and technology development to GLP premises. We have already applied this model to other sites in the region with great success.”

Last year, for example, GLP Park Praha Chrášt’any was opened near Prague’s Ruzyně Airport, where most of the space is used by one of the most successful e-shops, Alza. The space is used as a sales showroom and distribution point, equipped with the most up-to-date modern technologies. This project is also aligned with ESG fundamentals, i.e. social responsibility. The external park landscaping in Chrášťany is freely accessible to the public, including a disc golf course and recreation areas, and applies a similar concept of combining spaces for recreation and business.

*Note: The official name of the entire Pharos zone is „Bratislava – Ružinov – Letisko Západ“. The planned development of GLP is called „Obchodná zóna GLP Bratislava“.
