Paris, 24th March 2025 – GLP Europe, a leading business builder, owner, developer, and operator of logistics real estate, now part of Ares Management Real Estate (“Ares”), announces the speculative development of a 48,000 SQM logistics park in Saint-Witz, in the Île-de-France region of northern France near Paris. The project is expected to commence construction in the fourth quarter of 2025, with completion expected by the end of 2026.
The logistics park will cover a total area of 121,881 SQM and will feature two buildings of 37,000 SQM and 11,215 SQM, respectively. The site was acquired from JMG Partners and is strategically located 30 km north of Paris within the Parc d’Activités de la Terre de Guépelle. It benefits both from its proximity to Roissy-Charles de Gaulle Airport and offers immediate access to the A1 motorway, a key transport corridor linking Paris with Lille and Northern Europe.
The park will incorporate a gas-free heating system, roof-top solar installation, and a range of initiatives to encourage local biodiversity through the conservation of nearly 20,000 SQM of land for local fauna and flora. The park, located on a former 220,000 SQM brownfield site, has already undergone a highly complex development process. The buildings are set to be constructed in accordance with BREEAM Excellent certification standards, Biodiversity labelling standards, and the Green Building Charter. The park will also target the HQE Development certification.
Philippe Graziani, Managing Director, Ares Real Estate, said:
„This new logistics park exemplifies our commitment to high-performance and sustainable logistics in prime locations where there is strong demand for logistics space. With its strategic positioningand optimised design, we believe these two buildings are well-suited to meet a wide range of potential occupier needs”.
