• Magna Park Corby, Unit 2 (MPC2) and Unit 3 (MPC3) have achieved highest grade for their sustainability credentials

  • BREEAM Outstanding puts the two buildings in the top 1% of BREEAM assessed Industrial buildings in the UK

GLP has received BREEAM “Outstanding” certifications for two units located at Magna Park Corby. The two buildings Magna Park Corby, Unit 2 (MPC2) and Unit 3 (MPC3) have achieved the highest grade for their sustainability credentials with both units also achieving the well-regarded PlanetMark status.

BREEAM certification is awarded on a scale that reflects the level of environmental performance achieved by buildings. BREEAM Outstanding which requires a minimum score of 85%, is the highest rating achievable. The BREEAM Outstanding rating also puts these buildings in the top 1% of BREEAM assessed Industrial buildings within the UK.

Magna Park Corby Unit 2

Unit 2, was completed in November 2023 and provides 658,558 sq ft of warehouse space to Top Hat; a leader in modular home manufacturing. As part of the development and build process, GLP commissioned Circular Ecology to undertake a whole-life embodied carbon assessment of the building. MPC2 achieved a total whole-life carbon reduction of 12,652 tonnes CO2e.

The embodied carbon saving was 7,631 tonnes CO2e and operational carbon 5,021 tonnes CO2e, over a 30-year period. The overall reduction on a baseline building, expressed as a percentage, was estimated to be 32.8% lower whole-life carbon emissions. The total emissions saved at the site was revealed to be equivalent to 29,325 flights from London to New York. The GLP team considered all aspects of the building’s design to ensure efficiency and effectiveness with power utilisation to help support TopHat lower their operational carbon emissions.

Magna Park Corby Unit 3

Unit 3 provides 587,662 ft of prime logistics space and has now completed construction. MPC 3 achieved a whole-life carbon reduction of 10,998 tonnes CO2e. The embodied carbon saving was 7,482 tonnes CO2e and operational carbon 3,515 tonnes CO2e, over a 30-year period. The overall reduction on a baseline building, expressed as a percentage, was estimated to be 31.3% lower whole life carbon emissions.

In order to find economically feasible embodied carbon reduction measures, GLP facilitated a series of workshops with suppliers and subcontractors working on the project. GLP also concentrated on several key elements during the build which included 100% rainwater harvesting systems, low zero carbon technology, integrating air source heat pumps throughout and the use of solar thermal systems on the roof of the buildings. The building also received additional credits through wider estate amenities such as outdoor seating and new bus stops being negotiated with the local transport authorities.

Peter Baird, Senior Construction Manager at GLP commented: “GLP buildings stand out in our market for their sustainable design and construction, especially in terms of energy efficiency and reducing carbon emissions. We are very proud of what we have achieved at our Magna Park Corby site. Reaching BREEAM Outstanding is an excellent stamp of approval for us and a firm indication of our ongoing commitment to sustainable development of logistics assets in the UK and beyond.”

Bruce Topley, Managing Director, UK at GLP said: “At GLP, we have been leading the way in sustainable development in our sector for the past 20 years. We built the world’s first net zero carbon verified development in 2020 and have since completed another six net zero buildings with a further five buildings due to complete this year in the UK. We are thrilled to have achieved BREEAM Outstanding status for two of our buildings at Magna Park Corby which is another significant achievement for GLP.”

Magna Park Corby is one of the UK’s largest dedicated logistics and distribution parks offering a superb strategic location for logistics by virtue of its connectivity across the UK transportation network. Volker Fitzpatrick were appointed as the tier 1 main contractor to the site and have made an important contribution to the success of Magna Park Corby.
