GLP has announced that it has agreed a pre-let lease with TopHat, a leading manufacturer of modular homes, a 650,000 SQ FT built-to-suit warehouse at Magna Park Corby. This is the first lease to be signed at Magna Park Corby following GLP’s acquisition of the site at the end of 2021.

Construction is expected to commence later this year with completion of the facility expected in summer 2023.

The site will be used by TopHat as a facility for the storage, assembly and distribution of its market-leading modular housing products and is expected to attract and develop a range of skills and crafts in the local area.

The building will be a Net Zero building constructed to GLP’s enhanced specifications, including BREEAM® Excellent and WELL ready ratings, as well as LED lighting throughout and low water spray taps. The site will also benefit from a provision for electric vehicles, a G-Hive scheme, wildflower planting to improve biodiversity and a programme with Planet Mark offered for the first year of occupancy to help manage energy use.

Magna Park Corby will be GLP’s third Magna Park site in the UK and will become one of the UK’s largest dedicated logistics and distribution parks, offering a superb strategic location for logistics by virtue of its connectivity across the UK transportation network. Its strategic location, 8 miles (13 mins) from the A14, offers quick access to the M1, M6, M11 and the A1 (M), giving access to 75% of the UK population within a 4 hour HGV drive time, as well as convenient access to both the east coast ports, and the Midlands and South East markets. East Midlands airport meanwhile is just 46 miles away.
