GLP has fully leased the 123,000 SQM Unit 7 in Magna Park Berlin-Werder (Havel) to three top-tier logistics companies.
A provider of innovative services for logistics, fulfilment and e-commerce, is the tenant of the new 38,000 SQM Unit 7B. LGI, a logistics solutions provider that has been an existing tenant at the site for many years, is moving from Units 3 and 4 into the new 35,000 SQM Unit 7C and will thus have more space available. The 50,000 SQM Unit 7A, a built-to-suit solution for the electronics wholesaler Sonepar, has already been completed and is ready for handover to the customer.
The long-term, large-scale leasing of the new logistics development Unit 7 allows GLP to support the ongoing growth of three leading logistics specialists. The property’s excellent location in the Berlin-Brandenburg metropolitan region, directly adjacent to the motorway in the south-western part of the capital city, offers the three companies excellent transport connectivity.
The property complies with the strict sustainability standards of the German Sustainable Building Council (DGNB) and was built according to the DGNB Gold standard. The site benefits from a range of sustainability measures including heat pumps, allowing tenants to reduce energy consumption, CO2 emissions and water usage, and thus operating costs. To enable tenants to be more independent from energy price fluctuations, a solar PV system for the generation of solar energy will be installed on the roof. Other building features include a high-performance ESFR (Early Suppression Fast Response) sprinkler system providing a high level of fire safety.
The property is located to the south-west of Berlin and is situated directly on the A10 motorway, the Berlin motorway ring. It thus has a direct connection to the A9 (Berlin-Leipzig) and A24 (Berlin-Hamburg) motorways. Travel time to the A2 (Berlin-Hanover) motorway is only seven minutes. The facility is located 14 kilometres from Potsdam and 30 kilometres from Berlin. It is 157 kilometres from Leipzig, 236 kilometres from Hanover and 280 kilometres from Hamburg.
Patrick Frank, Country Director Germany, GLP, commented: “At Magna Park Berlin-Werder (Havel), we are developing a project of enormous scale. We see the full lease of 123,000 SQM of new built-to-suit, modern warehouse space as a key driver of momentum for the Berlin logistics real estate market, given that this large-scale leasing exceeds all other real estate revenue in the Berlin market as a whole for this period. I would like to thank all parties involved for the excellent cooperation on this project.”
