The site has obtained all necessary permits for development and will comprise two buildings of 37,000 SQM and 11,000 SQM, respectively. Construction is scheduled to begin at the end of 2025, with delivery expected in Q4 2026.

The park, located on a former 220,000 SQM brownfield site, has undergone a highly complex development process. The buildings will be constructed in accordance with BREEAM Excellent certification standards, BiodiverCity labelling standards, and the Green Building Charter. The park will also target HQE Development certification.

The Terre de Guépelle Business Park was launched by JMG Partners in 2016, in collaboration with local authorities: the Roissy Pays de France Agglomeration Community, the Saint-Witz municipality, and the Val d’Oise Departmental Council.

Philippe Graziani, Managing Director, GLP France said, “We are proud of this acquisition, which once again demonstrates our ability to secure high-value projects, in a highly competitive market, aligning with our ambitious expansion strategy. A strategic location and exceptional rental potential were decisive factors in our investment decision. We also want to extend our thanks to JMG Partners for the quality of our interactions over the past few months.”

Eric Gagniere, President, JMG Partners said, “This first land sale to GLP France confirms the relevance of this business park, ideally located near Roissy CDG, and strengthens our confidence in marketing the remaining lots. More broadly, this transaction aligns with JMG Partners’ strategy to establish itself as a key player in land development nationwide. We are delighted with this transaction with GLP France and the smooth and efficient communication with their team.”
